TENANT & LANDLORD REPRESENTATION

We are equally skilled at representing either, and sometimes both, side(s) of a lease transaction.  Each requires similar knowledge and experience, but different applications.  As landlord representatives, we make use of our extensive client list to identify prospective tenants.  In addition, we maintain excellent relationships with brokers from other companies and encourage cooperation.

As tenant representatives, our market knowledge enables us to identify lease opportunities that are not always obvious or publicly known.  Our honed negotiating skills are an asset in assisting our clients to attain favorable lease terms.

BUYER & SELLER REPRESENTATION

Our company has developed a specialty in the area of selling medium-sized (up to 60,000 square feet) buildings in Baltimore City.  We have sold approximately 40 buildings in this range within the last four years.  We maintain a vast prospect list of both buyers and sellers. 

FEASIBILITY STUDY DUE DILLIGENCE
 
A critical aspect of a property purchase is the completion of “due diligence” items during a contract feasibility period.  Because of our development experience and knowledge, we can guide and assist the property purchaser by overseeing closing items such as environmental assessment, design modifications, construction and repair estimates and permitting.

DEVELOPMENT MANAGEMENT

The Shapiro Company can provide “turnkey” development services to owners or prospective purchasers of properties that they would like to develop.  We can assist our clients with site acquisition, environmental assessment management, financing, design, budgeting and construction.
